Buying Dubai off-plan without flying in

Most off-plan buyers never visit before signing. Here is the exact remote path — documents, payments, and what happens at each step.

Why remote works for off-plan

There is no apartment to visit — the product is a floor plan, a payment schedule and a developer's track record. All three travel well: video walkthroughs of the showroom, live unit tables, and DLD data replace the site visit.

The remote path, step by step

  1. Shortlist on WhatsApp. Three options with math; a Zoom session with the broker if you want to compare live.
  2. Unit hold. EOI / booking deposit (typically AED 20–50K) by card or transfer holds your unit.
  3. Documents. Passport copy is enough to start; KYC runs remotely.
  4. SPA signing. Courier or DocuSign, depending on developer. A Power of Attorney is only needed if someone signs locally for you — often it is not required at all.
  5. Payments. Direct to the developer's escrow account (never to an agent) — international transfers are standard.
  6. Oqood registration. The developer registers your interest with DLD; this is the document that starts a Golden Visa application.

Where you actually need presence

Almost nowhere. Handover inspection is the one step worth doing in person — or delegating: our team inspects, documents defects and manages fixes before you accept keys.

Questions we get

Is it safe to pay without seeing anything?
Payments go only to the developer's DLD-controlled escrow account tied to construction progress — not to agents or intermediaries. That structure, plus Oqood registration in your name, is the core protection of Dubai off-plan.
